Community Management Services Practice Test 2026 – All-in-One Guide to Mastering Your Exam!

The correct answer focuses on the concept that while a board can delegate certain tasks or responsibilities within a community association, it cannot delegate its ultimate authority. In community management, authority refers to the power to make legal and binding decisions, set policies, and govern the association.

Responsibility, on the other hand, involves the tasks and duties required to manage the association's day-to-day operations. While the board may delegate responsibility to committees, property managers, or other agents to handle specific aspects of community management, the board retains the authority to oversee these actions and make final decisions. This distinction ensures that the board remains accountable for the organization's governance, even when specific duties are assigned to others.

This principle is crucial in maintaining the integrity and accountability of the management process, ensuring that ultimate decisions rest with the elected representatives of the community, who are responsible to the homeowners.
